Booking and cancellation terms and conditions

GENERAL CONDITIONS OF SERVICE

These General Terms of Service are written in English language and govern the offer and sale of services on www.oikostaormina.com (“Site”).

  1. WEBSITE.

The Site provide information, to enable booking and payment for vacation rentals. The User warrants that he/she is at least 18 years old and will use the Site in accordance with these Terms of Service. By making a reservation, the User accepts these General Terms and Conditions, displayed during the reservation process.

 

  1. RENTAL OF VACATION HOMES

Oikostaormina.com rents fully furnished apartments owned or owned by third parties for tourist use. In the case of apartments owned by third parties, the lease is concluded in the name and on behalf of the owner of the property.

The descriptions, photos and information about the apartments reflect the conditions at the time. Oikostaormina.com reserves the right to change the furnishing of the apartments at any time with or without notice. In any case, Oikostaormina.com strives to keep the information as current as possible.

 

  1. RENTAL PRICE

The rental price is established at the time of booking according to the internal rates of the facility, which may vary depending on the period and availability. Included in the price are: initial cleaning, electricity, water, gas, dishes, household utensils, and any heating or air conditioning.

 

  1. EXTRA SERVICES 
  • Late Check-in: between 21:00 and 23:00 euro 25 (not applicable to Recanati beach apartaments)
  • Early Check-in: before 12 pm euro 50 (available only on request and not guaranteed)
  • Late Check-out: after 10 am and before 1 pm euro 50. After 1 pm and before 4 pm euro 100  (available only on request and not guaranteed)
  • Loss of keys euro 50.
  • Stain removal and cleaning of sofas, armchairs, mattresses euro 150 per piece.
  • Garbage disposal euro 200.
  • Linen change (towels and sheets) for staying less than 7 days euro 20 per person.

 

  1. MODE OF RESERVATION.

The reservation can be made through the Site and is considered valid upon receipt of the voucher sent by Oikostaormina.com. To proceed with the reservation, it is necessary to enter the details of a valid credit card and pay 20% deposit. The final amount of the reservation will be charged on the day of arrival. The User making the reservation is also responsible for the actions and behavior of all Guests.

 

  1. MODIFICATION OF RESERVATION

Once a booking confirmation has been obtained it cannot be changed. However, any requests for changes to reservations already made that involve changing the period of the vacation and/or the accommodation may be made to Oikostaormina.com, which will attempt, where possible, to accommodate such requests.

The reservation confirmation is nominative, without prejudice to the Guest’s right to transfer the reservation to a third party with Oikostaormina.com’s written authorization, without loss of the amounts already paid.

 

  1. METHOD OF PAYMENT

CREDIT CARD

Reservations will be made by credit card via secure system. To book one of the Oikos apartments you will have to pay a 20% deposit. The rest will be charged automatically 24 hours after arrival..

  1. CANCELLATION OF RESERVATION OR NO-SHOW

In case of cancellation of the confirmed reservation or no-show of the Guest, the following penalties shall apply:

  • In case of cancellation of reservation up to more than 40 days prior to arrival at the facility, no penalty will be charged;
  • In case of cancellation of the reservation up to 30 days before the arrival a 20% (deposit) penalty will be applied;
  • In case of cancellation of the reservation in the 30 days prior to arrival or in case of no-show a penalty equal to the full amount of the reservation will be applied.
  1. SECURITY DEPOSIT

Upon arrival at the accommodation, Oikostaormina.com shall ask to the Guest to bind a security deposit equal to € 200.00 (euro 1000/00 in case of a pet) by credit card, authorizing Oikostaormina.com to make a pre-authorization to check its availability; this deposit will be returned after deduction of any damage caused to the property and compliance with all the obligations of these General Conditions, after check-out.

It is understood that liability for any damage to the apartment is not limited to the amount of the deposit deposited. The Guest acknowledges and agrees that Oikostaormina.com, will inspect the apartment within 24 hours after check-out, and any damages or additional costs due to additional cleaning or any damages will be automatically deducted from the security deposit.

Damages may include but are not limited to: stains on the floor, ruined or stolen linens, and ruined or stained sofas/chairs/chairs, broken furniture. The Guest by booking on the Site agrees that he/she is fully responsible for any damage caused within the apartment, or to the building or common areas of the building, caused by him/herself, a guest or any invitee.

  1. DELIVERY AND RELEASE OF THE APARTMENT

Check-in: between 14:00 and 20:00.

Upon arrival, the Guest is required to present the voucher and an identity document of himself and all persons for whom the reservation was made, in order to enable their registration with the competent authorities.

Should the Guest be late on the scheduled day of arrival, he/she must give notice by email by writing to taormina@oikostaormina.com or by calling +39 3283121999.

In case of no notice of delay involving arrivals after 20:00 Oikostaormina.com has the right to request the additional sum by withholding it from the security deposit or charging it to the credit card as a guarantee and/or proceeding to the cancellation of the reservation.

In agreement with Oikostaormina.com, in Recanati’s apartments, it is possible to check in completely independently, starting at 2:00 p.m. on the day of arrival, by emailing or WhatsApping the Guests documents and following the instructions given by the property.

The Guest who checked in completely independently will need to make arrangements to proceed with the balance of the reservation.

Should the Guest wish to check in early, he/she will have to agree on the possibility with Oikostaormina.com, which may charge an additional fee. In case the Guest performs early check-in without agreeing it with the property, Oikostaormina.com will apply the surcharge.

Upon check-in, the Guest will receive the keys to the apartment and from that moment will become the guardian of the keys and the apartment.

Check-out: by 10 a.m. on the day of departure.

At the end of the stay, the apartment must be delivered clean and tidy. Any extraordinary cleaning that may be necessary will be charged to the Guest, as well as any damages found.

Should the Guest wish to make a late check-out, he/she will have to agree on the possibility with Oikostaormina.com, which may apply an extra charge. In case the Guest performs late check-out without agreeing it with the facility, Oikostaormina.com will apply the surcharge.

  1. EQUIPMENT

The properties are equipped with all standard amenities and comforts. Any other equipment for special needs can be requested from Oikostaormina.com and the costs will eventually be charged to the Guest.

The property is delivered clean and with clean linens. Any rearrangements during the stay will be the responsibility of the Guest.

Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.

Smoking
Smoking of any tobacco products including, but not limited to cigarettes, pipes, e-cigarettes, e-liquids, cigars, snuff or chewing tobacco, is only allowed outiside the apartment. Smoking inside is not allowed

Pets & Service Dogs
We accept well behaved dogs/cats for the additional fee of €50, for the whole stay, to a maximum of 1 dogs.  We are a dog friendly accommodation and accept dogs to a maximum of 1 dog/cat.

  1. REFUSAL OR REMOVAL OF THE GUEST

Oikostaormina.com may deny the Guest access to the property or remove the Guest from the property if one or more of the following conditions occur:

  • Contrasting data provided;
  • Lack of identity document;
  • Failure to pay the down payment, security deposit when required, or credit card guarantee
  • Substitution or increase in the number of guests;
  • Behavior contrary to common sense and decency.

It is understood that removal will result in the loss by the Guest of the amounts already paid, as well as the applications of any extra charges. 

  1. SUPERVENING UNAVAILABILITY OF THE ACCOMMODATION.

If causes of force majeure, understood those events of an extraordinary nature occurring after the conclusion of the reservation that the parties could not have foreseen or prevented by the exercise of ordinary diligence, or due to overbooking, prevent the Guest from making available the booked apartment, Oikostaormina.com will make every effort to assign another accommodation with similar or superior characteristics at the same price as the booked accommodation. Acceptance of the new property extinguishes all rights to any refunds or claims of any kind.

If Oikostaormina.com is not in a position to assign another accommodation, it will have the right to cancel the reservation, refunding to the Guest the amount already paid, without the latter being able to make any claims for compensation for any reason whatsoever.

  1. REVIEWS AND COMMENTS

Oikostaormina.com encourages its Guests to provide reviews of the service. All reviews submitted directly to BOikostaormina.com will become the property of Oikostaormina.com and may be used for marketing and promotional purposes. Oikostaormina.com reserves the right to publish reviews on its website or social channels.

Oikostaormina.com also reserves the right to exercise all remedies at its disposal to protect the company’s reputation in case of untrue negative reviews.

 

  1. GENERAL PROVISIONS

These general conditions and the relationship between the Guest and Oikostaormina.com are governed by Italian law. For any dispute relating to the application, execution and interpretation of these General Terms of Service, the Guest accepts without reservation the jurisdiction of the Court of Messina.

You acknowledge that all information, photos, and depictions of apartments on the Site are the property of Oikostaormina.com and may not be used for any purpose without the consent of Oikostaormina.com.

Should temporary situations of inconvenience occur during the stay, such as but not limited to: no internet access, no water due to municipal regulations, disturbing noises from other units, etc. will not entitle the Guest to any refund. In any case, it will be the concern of Oikostaormina.com to undertake to resolve the situation as soon as possible.
